New houses must meet all of the requisites of the NSC Building Requirements. Houses can be made of any structural supporting material, and should comply with LEED Bronze of better standards. Houses should be built with concrete or steel. The basement will support all of the incoming and outgoing utilities. Each utility must have its own closet or room. Examples will include an communications closet for communications, and an electrical room for electricity.
In any house that is more than 5 stories, there must be an elevator. This elevator must suffice for all of the safety restrictions for residential elevators. In addition, it is recommended that all multi-story houses get an elevator. This will allow the owner to live, and die in the their home. With houses being discouraged in favor for condos, there will be a luxury sales tax applied. This is because a house consumes land that could otherwise have an apartment built on it.
Rooms
These are the common rooms that would be found in houses. New construction does not require all of these rooms. The only rooms required is a Great/Living Room, kitchen, bathroom, lavatory, and at least one bedroom. With that said, below are the rooms typical in a Kaldan house. Any room with a ceiling fan must be 2.25m above the floor. This is to assure that just about any sized person can enter the room safely. The fan must be in the center of the room.
All rooms must have a grid connected smoke detector. There must also be a sprinkler system that would reduce the chance for the fire to spread. It is recommended that the smoke detectors are smart, and interconnected with each other. This should allow someone in a bedroom to know that there is a fire in the living room.
Bathroom
Batrooms requires at least one toilet. Next to the toilet on the wall, there must be a toilet paper roll holder. In the bathroom, there also must be a bathroom closet. This closet does not have to have a do, but must house shelves. These shelves are for bathroom linen, toilet paper, spare hygiene accessories, and so on. There must be at least one sink. Above each sink, there must be a mirror. This mirror can be mounted in the wall, or the door of a medicine cabinet. There must be either a bathtub, or shower. There could also be a shower within the tub as well. The tub and shower must be a non-slip surface. The floors should but not required to have a heated floor for the comfort of the user. The bathroom must have an exhaust fan to expel the humid air from the room.
Bedroom
A bedroom must be at least 3m × 3m. The bedroom must have a closet, and the closet must have a safe. All safes must be interconnected with the system to allow at least one person access to that safe. The ID card, or biometrics can be used to authenticate the safe. Since the locking mechanism needs electricity, there should be a USB-C power connection which will require such an outlet in where the safe will be installed. The safe must be properly mounted to the structure of the building. In the bedroom, there should be a corner where the resident will place a corner desk to act as a home base for their notebook PC. All bedrooms must have a window to have a chance of escaping fire. There must be a rope ladder next to the window that is long enough to make it to the ground level. This ladder can be in a bolted down box that can also function as a window seat.
Great Room/Living Room
In houses with open floor plans, this will likely be called the great room. In closed floor plans, this will be the living room. There must be sufficient electrical outlets to provide for the needs of the room. This will include enough electrical outlets for the TV, and the resources for that TV.
Kitchen
All kitchens must have energy star compliant appliances, and all appliances must be electric. This is because there is no gas line in the newly constructed house. The kitchen must have at least a double sink, and sufficient cabinets for storing dishes and other items. If the kitchen is an eat-in kitchen, it must be large enough to support a family size intended for the size of family in the house. If the kitchen is an interior room, it should have a solar tube lighting system in the middle of the room. Also, there must be an exhaust fan above where the stove/cooktop will be.
Laundry Facilities
A laundry room is required for sustainability reasons. This eliminates the challenges of getting the laundry to a laundromat. This will likely put many laundromats out of business, or restructure their capabilities, but this will be imperative. While not required, the washer and dryer should be double load machines, and the washer must be High Efficiency.
Lavatory
A lavatory is basically a sink, and toilet. This could be a sink integrated into the toilet for space saving, but a lavatory is required in case something was to happen to the bathroom, one could do the essentials. A lavatory also offers a place for guests to use the toilet without having them to go upstairs which is where the bathroom is likely to be.
