New Commercial buildings must meet all of the NSC Requirements. All commercial structures can not be built with wood. Other more dense material such as concrete, or steel must be used. In any structure that is more than 5 floors must have an elevator. The electrical lines must be armored cable, and as with all new construction, RJ45 will replace coaxial and telephone. There is to be proper insulation, and no VOCs as VOCs will be illegal with exceptions on case by case scenario. Every commercial building must have building wide smart grid connected smoke detectors.

In single unit commercial buildings, the tenant will be responsible for all of the utilities. This will include water which is not usually charged to apartment tenants. Since this will be considered as new construction, there is no gas line. As with electricity, the tenant is responsible for their communication services, however – the ISP is responsible for making sure the tenant receives a static IP address. Static IP addresses are especially important for emergency services.

In multi-tenant buildings, each unit is required to have separate Internet, security, and utilities. The exception is water which the owner must pay for. With there being separate security services, each unit will have its own panel, and optional service. The owner will always have access to the panels as an “owner” group. This can not be revoked, and the administrator can not delete the owner from the system. The premise must have its own RFID system for doors, and locks. There must be 1 lavatory for every 15 workers. This means if there are 17 workers, there must be 2 lavatories. Every unit must have a sprinkler system.
