Apartments

All apartments must meet NSC Requirements which goes into detail of what is required. All new construction must be built with concrete or steel. There must be proper insulation, and no VOCs in paints or furniture. Buildings with more than 5 floors must have an elevator, and units with more than 50 premises must have at least 2 elevators. The building must also have a double entry system. The public doors allows a visitor to enter into the public foyer. From there, they can contact the tenant, and seek permission inside. There is another set of doors that would always be locked unless an RFID key is used, or the tenant selects the open door function on the security panel. The owner is responsible for water, and anything that the tenant pays for must be on their own service line. This includes separate electricity, and separate communications. If the owner received funds from the nation, then 20% of their units must be low income housing, and they can not have inferior components when compared to the other apartment units.

In buildings with 15 tenant floors or more should have an automated parking system. Rather than the tenant looking for a space, they will park in this garage bay where the parking system will take the vehicle, and place it in an available spot. When the tenant wants their automobile, then they will call for it through the automated parking system. Each parking platform will have the resources to charge an electric vehicle. The charges for charging the vehicle will be applied to the tenant.

Each individual unit will have its own security panel. The owner can not be removed by the administrator. Only the owner can revoke themselves, and there must be a new owner. This is defined at the central security server that adds essential groups to all of the panels. Since VOIP is essential in Kaldus, all addresses must have their own static IPv6 address. If a phone connected to the LAN calls emergency services, the dispatch will get the address from a database lookup that happens automatically. This is the reason that every address must have their own static IPv6 address. All communication lines will be RJ45 replacing the need for telephone and coaxial.

Rooms

These are the common rooms that would be found in apartment units. New construction does not require all of these rooms. The only rooms required is a Great/Living Room, kitchen, bathroom, lavatory, and at least one bedroom. With that said, below are the rooms typical in a Kaldan apartment. Any room with a ceiling fan must be 2.25m above the floor. This is to assure that just about any sized person can enter the room safely. The fan must be in the center of the room.

All rooms must have a grid connected smoke detector. There must also be a sprinkler system that would reduce the chance for the fire to spread. It is recommended that the smoke detectors are smart, and interconnected with each other. This should allow someone in a bedroom to know that there is a fire in the living room.

Bathroom

Batrooms requires at least one toilet. Next to the toilet on the wall, there must be a toilet paper roll holder. In the bathroom, there also must be a bathroom closet. This closet does not have to have a door, but must house shelves. These shelves are for bathroom linen, toilet paper, spare hygiene accessories, and so on. There must be at least one sink. Above each sink, there must be a mirror. This mirror can be mounted in the wall, or the door of a medicine cabinet. There must be either a bathtub, or shower. There could also be a shower within the tub as well. The tub and shower must be a non-slip surface. The floors should but not required to have a heated floor for the comfort of the user. The bathroom must have an exhaust fan to expel the humid air and stink from the room.

Bedroom

A bedroom must be at least 3m × 3m. The bedroom must have a closet, and the closet must have a safe. The safe will be interconnected with the home’s security system. Every user will have access to at least one safe as defined by the administrator. The very least, an ID card should open the safe, but there could be preference to biometrics. Since the locking mechanism needs electricity, there should be a USB-C power connection which will require such an outlet in where the safe will be installed. The safe must be properly mounted to the structure of the building. In the bedroom, there should be a corner where the resident will place a corner desk to act as a home base for their notebook PC. All bedrooms must have a window to have a chance of escaping from fire. This applies no matter the height of the building as the firetruck will usually have a ladder truck to help people.

Great Room/Living Room

In apartments with open floor plans, this will likely be called the great room. In closed floor plans, this will be the living room. There must be sufficient electrical outlets to provide for the needs of the room. This will include enough electrical outlets for the TV, and the resources for that TV.

Kitchen

All kitchens must have energy star compliant appliances, and all appliances must be electric. This is because there is no gas line in the newly constructed building. The kitchen must have at least a double sink, and sufficient cabinets for storing dishes and other items. If the kitchen is an eat-in kitchen, it must be large enough to support a family size intended for the size of family in the apartment. Also, there must be an exhaust fan above where the stove/cooktop will be.

Laundry Facilities

Laundry facilities must be integrated into the building. This could be a large laundry room in the basement with multiple machines, or a washer/dryer combination inside the unit. Laundry facilities are important for regular laundry such as clothing, and most beddings. If there is laundry capabilities in the unit, it must be a combination machine, and it could be located either in its own closet, or in the kitchen under the counter. Since there is no physical cash, laundry machines can have a usage cost that would help the owner pay for the water bill. This payment system can be in the unit, or in the laundry room. When laundry machines are in the laundry room, they must be double load machines to handle thick bedding if need be.

Lavatory

A lavatory is basically a sink, and toilet. This could be a sink integrated into the toilet for space saving, but a lavatory is required in case something was to happen to the bathroom, one could do the essentials. A lavatory also offers a place for guests to use the toilet without having them to go upstairs which is where the bathroom is likely to be.
